Condado De Alhama has a speed limit in force to match all other residential towns and villages in Spain. 30KM per hour within the inner ring road, which means when you pass through the security gate the speed limit drops from 50KM to 30KM.

Looking at the road in the picture you can see how tempting it is to drive fast..but please remember there are children around every corner. Quite roads give kids a false sense of security, they are not used to seeing traffic on them so they simply stop looking, and children are not the only problem..British people in general tend to look the wrong way for on coming traffic, especially when leaving the bars.

30KM per hour is very slow, but if we follow the speed limit we can be sure no one will get hurt on the roads this summer season.

Owners can now enjoy a 2mg internet service in their apartments, free of extra monthly charges, this is due to the new contract signed and negotiated by Mileniun and the presidents of level 2. Internet for owners ais now included in your monthly community fees

All owners are advised to contact A2Z directly to start using this service. You will need to pay for the modem and activation but there will be no extra monthly costs, just like your cable TV the charges are in your community fees already so connect and enjoy.

The evenings are getting warmer and they are perfect for sitting on the terrace with a BBQ and a jug of Sangria..but don´t sit at home, come down to The Condado Club Thursday night and let their staff cook it for you and prepare a fabulous jug of Sangria, while you listen to the vocal talents of Woody.

Woody is a very entertaining performer, who is very popular on the Costa Calida. and will be starting his show at 8PM. BBQ and salad bar plus full menu available or just sit and enjoy the music with your favourite drink.

Cumpleaños Feliz! Well it doesn’t seem like yesterday but it has been a year since Cinco Sabores, the ice cream parlour at Al Kasar, Condado De Alhama opened it´s doors for the first time.

The ice cream parlour over the last year has been very popular with the kids who daily leave the swimming pools for a walk to Al Kasar for one of Cinco Sabores fabulous ice creams.

Cinco sabores do not have a food menu but they do have ice cold beer, freshly squeezed orange juice, tostadas and cakes, and the very popular iced coffees with or without alcohol..if you   haven´t tried these yet give them a go….

We have a few birthdays coming up on Condado in the coming weeks as our bars and restaurants turn a year, Sabores is closely followed by Bokao and La Cata. All of which have made it through the winter season and are now gearing up for the summer. Support our bars and restaurants, make a habit of crawling around, they all have something different to offer you.

The temperatures are up, the sun is shining bright and the market is coming to Condado De Alhama!

The Saturday evening market which is set up in the Al Kasar parking lot is one of the largest in the area and attracts people from all over to our wonderful resort. The bars and restaurants of Al Kasar, gear up to be busy. Market, fiesta, fiesta.

There is plenty of guest parking available with just a short walk to the market. The market will be on every Saturday throughout the summer starting at 6PM till dark. Enjoy.

Transport is no longer a problem for you or your guests when coming to Condado De Alhama. We now have a daily bus leaving Condado, Al Kasar parking lot every day at 10am to take to some of the best local attractions.

One of the great things about the community at Condado De Alhama is that we have so many great businesses and services available now and everyone is working together to make sure that you get just what you need to have a fabulous holiday.

Gone are the days when a car is a necessity when visiting Condado De Alhama.

It will not be long before we can bring you more good news for the heart of Condado, Al Kasar. Bricks have been arriving all week and construction crews have been working on the dividing walls for 4 new businesses coming soon, real soon, to Condado.

When we said last year that by this summer we would have lots of bars and services we were not wrong. Now only a few empty units remain..oh it´s going to be the best summer season ever.

Beginning 1^st June 2013 the Spanish government will require all homes in Spain that are for rent (with leases over 4 months) or for sale to have an “Energy Performance Certificate” which will have to be made available to the prospective buyers or/and tenants. This document will describe how efficient your home’s energy consumption is.

The certificate will be issued with an energy performance label marked from “A” (the best) to “G” (the worst).

This measure is a European initiative aimed at increasing the energy efficiency in buildings and homes in order to protect the environment.

Any property advertised for commercial purposes (i.e. sales or rentals) will have to have the Energy Performance grade as part of the description.

The owner of the home will be responsible for obtaining and paying for the certificate which will be valid for 10 years. In addition to the certificate, each home will also receive a series of recommendations to improve the energy performance of the home and enable it to go up at least one level in the energy efficiency scale.

The price of the test will be determined by the type and size of the property. The certificate will be valid for 10 years. It will no longer be possible to sell or rent out houses or apartments without this certificate.

Rupert at Quality Homes, located in Condado De Alhama commercial center, Al Kasar has made arrangements with a technical engineer specialized in Energy Certification to offer you the certificate at a very attractive price.

The price for the certificates are:

Apartments:

smaller than 55m2 : 155€

from 55 to 120m2:     170€

from 120 to 200m2:   190€

Semidetached or detached properties:

From 55 to 120m2 : 180€

From 120-200m2   : 200€

Larger than 200m2:290€

21% VAT to be added.

The price includes all professional costs except the tax to register the certificate in the regional  Register of Energy Certificates, (The Register- registro is  to be founded) . The cost of the tax will not be high, aaproximately 10-20€ but cannot be confirmed yet because the Register (registro) does not yet exist.

To organize the certification for you Quality homes will only charge a handling fee of 25€ plus VAT.
